Boxpark Container Leisure Company to Expand to New Sites
At Gateway Gazette we have seen a lot of shipping container-based leisure complexes. UK company Boxpark is one of the first in the world with a chain of these sites, and has recently announced plans to aggressively expand its business across the country.
The Boxpark concept
Boxpark is a company that sets up and runs entertainment complexes using shipping containers as the building blocks. These are two general variations – the shopping mall concept where businesses can set up stall to test their business plans, and food/beverage halls where people can party through the day and night.
According to the Boxpark website, “Boxpark continues to be innovative in its approach to dining and retail and remains dedicated to working with aspiring and established talent from across the country to deliver unforgettable events.”
Such moves have included the company allowing an 11 year old boy from London looking to support his family by setting up a vegan, Caribbean food business at one of the Boxpark sites. The ‘youngest restauranteur in the world’ made national news, with the Daily Mirror reporting about it, “He said, ‘when I’m older I’ll have a restaurant at Boxpark,’ and [CEO, Roger] Wade said, ‘why wait?’ Roger said he could give him [the site] free for a week. Now we think he’s the youngest restaurateur in the world”, said the boy’s mum Leah.
This is where Boxpark can help entrepreneurs – it offers cheap, flexible leasing arrangements for businesses to be tested. If they succeed they can establish themselves and plan a future. If they fail they won’t be tied up with punishing lease and legal debts as they may with a high street store.
Planned Boxpark expansion
With three sites around London already in Shoreditch, Wembley and Croydon, the company has announced plans to build out 10 new sites around the UK.
The Boxpark blog announced in August, “The first concept, BoxOffice, is a co-working space which will be incorporated into brand new Boxpark sites. The Boxpark and BoxOffice schemes will be a 50,000 – 150,000 sq ft. in size with developments featuring the Boxpark street food and bars set up on the ground floor and leisure operators such as virtual reality, cinemas, crazy golf and karaoke on the first floor and between two to four floors of co-working space above.”
In addition, Boxpark is planning the Boxhall concept which will be a party venue of around 10,000-20,000 square feet in size. These will be like the Boxi Park venue in Orlando we covered recently.
Advantages of an established business
Over the years we have reported these shipping container based leisure venues springing up around the world, we have observed a few of these businesses either failing or not getting off the starting line.
Despite some cynicism across the trade press, we think that Boxpark has a strong advantage here because of its success in previous venues. If you go into a new business venture cold then you will have to learn all the mistakes that others have made. If you know the business and have been successful in learning over several years you won’t make those mistakes a new venture may.
As such where a council has a vacant plot of land that it would like to be used on a temporary basis to drive life back into a city quarter, then it would make sense to work with a business like Boxpark that has atrack record over someone who is new and ambitious.
